1. Site Identification and Selection
MBD has a wide network of developers and brokers; newly available sites and potential future opportunities are typically told to us in advance. This sustained network is critical to sourcing development opportunities.
Having the experience and superior knowledge to pick through these opportunities is specifically where MBD adds value.
A good site should:
• be able to achieve great sales relative to the offering
• meet TDL cannibalization criteria
• have good development potential, in which the site should have:
→ adequate size for a functional site layout
→ good access (after the municipality imposes its requirements)
→ the ability to meet municipal zoning regulations
→ the potential to achieve various municipal design requirements and function well for the intended use
2. Lease and Purchase Negotiations
A new development or a redevelopment of an existing site does not go forward unless it’s a win-win situation. Negotiations must consider what each party is investing, what the going rates in the market are, and what the reasonable and affordable terms are for the tenant.
MBD's services include:
• negotiating rent or purchase rates
• negotiating landlord/tenant responsibilities
• preparing the letter of intent to ensure each party knows what’s expected of them
• negotiating operating costs and responsibilities
• ensuring the intent of the agreement is reflected in the lease with the client’s lawyer
3. Development Approval Management
At this stage within a project, a planning/engineering consultant is typically retained to prepare all necessary drawings and studies, and then to make applications as required.
We assist in this process by:
• identifying appropriate consultants that will be required
• confirming appropriate timing to bring the consultants on board to control costs
• providing strategic guidance on how to meet and address government requirements in a timely manner
• responding to government requirements and identifying where they are overstepping in terms of roles and rights
• triggering the appropriate timing to start construction drawings to meet timelines and to reduce the risk of further costs
